Can AI help you buy a home? Yes – but here’s what it can’t do

The short answer: yes. But should you rely on it entirely? Not exactly.

Even Sam Altman, CEO of ChatGPT, admitted he’s “shocked people trust it so much.” He’s observed users turning to AI for everything from medical advice to major business decisions, treating its answers as gospel, despite the fact that it still makes mistakes. That’s the twist: AI is booming not because it’s perfect, but because people are desperate for fast answers, even if they’re not always accurate.

So what can AI, like ChatGPT, help with when buying a home?

Explain real estate terms
Confused by LVRs, strata, easements or body corporate fees? AI can break these down in plain English.

Help compare suburbs
You can ask for median prices, lifestyle features, transport links, or general pros and cons of a couple of suburbs.

Generate property checklists
Need a list of questions to ask at an open home? Or what to look for in a building inspection report? Done in seconds.

These tools are fast and helpful, but they have limits.

What AI can’t do and where a buyer’s agent makes the difference?

AI tools are great for research, but they’re not standing in the property with you, negotiating on your behalf, or spotting a ticking time bomb behind that “fresh coat of paint.” They don’t live locally, and they don’t have skin in the game. Here’s what AI simply can’t offer:

In-person experience
It won’t walk through a home and notice the mould behind the laundry door or the strange smell coming from under the sink.

Contextual insight
AI doesn’t know that the “peaceful street” is a shortcut for school traffic at 3pm, or that the neighbour’s dog barks all day.

Emotional intelligence
It can’t stand in the kitchen and say, “This layout’s going to drive you mad,” or sense when something feels off, even if the photos looked perfect online.

Local market knowledge
AI doesn’t know why one side of the suburb sells quickly while the other lingers, it hasn’t lived in the area for 10+ years like a local expert has.

Professional relationships
A buyer’s agent has long-standing connections with selling agents. These relationships often lead to access to off-market properties and early insights before listings go live.

Negotiation & advocacy
AI can’t pick up the phone, ask the tough questions, or push back in a negotiation to get you better terms, it doesn’t represent you.

Take the mental load off
With a buyer’s agent, you don’t have to hand over your details at every inspection, explain your story to a dozen different agents, or spend weekends lining up at open homes. We handle the communication, screening, and shortlisting, so you only see the properties worth your time.

AI is a great research companion, but it’s not a replacement for local expertise, real-world insight, and genuine human advocacy. Use it to get started. But lean on a buyer’s agent to get you across the line.
