This simple metric shows how much a seller has come down or gone up from their original asking price.
What Is a Vendor Discount?
A vendor discount measures the gap between the property’s listed price and its final sale price.
It tells you how much negotiation happened — and whether buyers or sellers currently hold the power.
Formula:
Vendor Discount = (Listing Price – Sale Price) ÷ Listing Price × 100
Positive number = purchased at a discount (you can negotiate)
Negative number = Bought above asking (buyer competition drove the price up)
For example, a home listed for $500,000 and sold for $470,000 has a vendor discount of 6%, meaning the buyer successfully negotiated about six percent off. Another home listed for $525,000 and sold for $527,000 has a vendor discount of –0.38%, which really means it sold slightly above asking due to competition.
How to Check It Yourself?

You don’t need paid data tools — just a few free steps:
- Find a listing on Realestate.com.au or Domain and take note of the sold price.
- Ask ChatGPT — Type the address into chatGPT and ask it to find the original asking price then to calculate the vendor discount or premium for you.
- Pick up the phone – If the original asking price was ‘contact agent‘, you may need to be brave and call the agent and say that you’re gathering data to best prepare for your house hunting journey, most agents here on the Sunshine Coast will be impressed and willing to help you.
